Gestalt Schools, Gill Properties Buy Malco Majestic for $2.5 million

MEMPHIS, TN (The Daily Memphian) — A few months after foreclosure and a separate redevelopment deal fell through, the Malco Majestic near Riverdale Road at Winchester Road is getting a re-do.

The Hickory Hill property at 7051 Malco Crossing was bought by Gestalt Community Schools for $2.5 million on June 3, according to the Shelby County Register of Deeds.

Gestalt partnered with Gill Properties and Pinnacle Financial Partners to buy the property.

“This will be more than just a traditional school,” Barry Maynard of Gill Properties said. “This was a diamond in the rough location that meets so many of our needs and allows us to go far and above.”

The deal includes the 80,000-square-foot facility and 17 acres of land. The facility was previously home to a 20-screen movie theater. Michael Lightman of Lightman Realty built the site in 1997.

Lightman said the theater saw a significant decline in business once the pandemic hit and that led to putting the property up for sale.

In 2021, MVP3 Entertainment Group agreed to buy the site and redevelop it into a $50 million entertainment hub. However, financials fell through and the development stalled.

“Our funding source did not come through,” MVP3 Entertainment Group co-founder Marie Pizano said.

Pizano would not specify the direct funding source. Without the necessary funding, the project couldn’t move forward nor buy the surrounding land for a 150-room hotel, which was part of the development project, she said.

“Unfortunately, they had good ideas but the money person couldn’t come through with the funds,” Lightman said.

Lightman said after the MVP3 deal dissolved he had to foreclose on the building in February and put it back on the market.

Gestalt is planning a phased development that will include a new K through 8 building for their Power Center Academy. The team is looking for a permanent home for its Power Center Academy Middle and Elementary Schools, located at 3540 Winchester Road in the former Mendenhall Square Mall. Both schools are under lease, the goal is to move both schools to the new location at Malco Majestic. The team expects the phase construction to take two to three years, Gestalt spokesperson Gracie Lee said via email.

“We believe the partnership between school and community is critical for a thriving education system.” Gestalt Community Schools CEO and co-founder Yetta Lewis, CEO and co-founder said in a statement. “Hickory Hill is a flourishing community with a rich history, strong community partners and tremendous opportunities.”

Maynard said Gestalt is planning to add a second floor. The addition would call for a significant renovation and select demolition of the existing movie theaters.

He estimates construction costs will be between $13 million to $17 million.

Gestalt is also looking at several sports amenities, including indoor and outdoor basketball courts and an outdoor stadium on the excess land. In addition, the team is considering possibly creating an urban farm, fine arts facility and affordable housing options on the vacant land adjacent to the property.

Gestalt Schools previously bought the Eden Town Center in 2010 and built its Power Center Academy Middle School. In 2018, added two more schools in the Mendenhall shopping center.

The K through 12 charter school network was founded by Lewis and Derwin Sisnett in 2008.

Memphis-based Dan Walker and Associates is the general contractor for the project.
